Abstract
Produktivitas alat berat merupakan faktor penting dalam keberhasilan proyek konstruksi karena berpengaruh terhadap pencapaian target waktu dan biaya. Pada tahap perencanaan, produktivitas umumnya dihitung secara teoritis berdasarkan kapasitas alat dan kondisi kerja ideal. Namun, dalam pelaksanaan di lapangan sering terjadi perbedaan akibat kondisi operasional yang tidak selalu sesuai dengan asumsi perencanaan. Penelitian ini bertujuan menghitung produktivitas alat berat secara teoritis dan berdasarkan data lapangan, membandingkan kedua nilai tersebut, serta menganalisis faktor-faktor yang mempengaruhi perbedaannya pada Proyek Gedung Office PT. XYZ.
Penelitian menggunakan metode kuantitatif dengan pendekatan studi kasus. Data primer diperoleh melalui observasi langsung di lapangan berupa waktu siklus alat, kapasitas alat, dan kondisi operasional. Data sekunder diperoleh dari dokumen proyek, spesifikasi alat, serta literatur tentang produktivitas alat berat. Produktivitas teoritis dihitung menggunakan rumus berdasarkan standar, sedangkan produktivitas realisasi dihitung berdasarkan data realisasi lapangan. Hasil kedua perhitungan kemudian dibandingkan untuk mengetahui perbedaan produktivitas yang terjadi.
Hasil penelitian menunjukkan produktivitas realisasi excavator pada setiap jenis pekerjaan, yaitu 11,668 m³/jam untuk galian tanah, 9,732 m³/jam untuk urug tanah kembali, 35,201 m³/jam untuk buang tanah sisa galian, dan 17,398 m³/jam untuk urug sirtu. Produktivitas realisasi dump truck sebesar 17,601 m³/jam, sedangkan concrete pump sebesar 10,926 m³/jam. Faktor koreksi produktivitas masing-masing sebesar 0,89; 0,44; 1,61; dan 0,98 untuk excavator sesuai jenis pekerjaan, 1,38 untuk dump truck, serta 0,17 untuk concrete pump. Perbedaan produktivitas dipengaruhi oleh kondisi medan, keterbatasan ruang gerak, waktu tunggu material, serta waktu tidak produktif seperti persiapan, pemindahan, dan pembersihan alat.

Heavy equipment productivity is a critical factor in the success of construction projects because it affects the achievement of time and cost targets. During the planning phase, productivity is generally calculated theoretically based on equipment capacity and ideal operating conditions. However, in actual field operations, discrepancies often arise because operational conditions do not always align with planning assumptions. This study aims to calculated heavy equipment productivity both theoretically and based on field data, compare these two values, and analyze the factors influencing the discrepancy in the PT. XYZ Office Building Project.
The study employed a quantitative method using a case study approach. Primary data was obtained through direct field observations, including equipment cycle times, equipment capacity, and operational conditions. Secondary data was obtained from project documents, equipment specifications, and literature on heavy equipment productivity. Theoretical productivity was calculated using a formula based on industry standards, while actual productivity was calculated based on field data. The results of both calculations were then compared to determine the difference in productivity that happened.
The research results showed the actual productivity of excavators for each type of work: 11.668 m³/hour for soil excavation, 9.732 m³/hour for backfilling, 35.201 m³/hour for disposing of excavated soil, and 17.398 m³/hour for gravel backfilling. The actual productivity of dump trucks was 17.601 m³/hour, while that of concrete pumps was 10.926 m³/hour. The productivity correction factors were 0.89, 0.44, 1.61, and 0.98 for excavators by type of work, 1.38 for dump trucks, and 0.17 for concrete pumps. Differences in productivity are influenced by site conditions, limited maneuverability, material waiting times, and non-productive time such as equipment preparation, relocation, and cleanup.
