Abstract
Perkembangan teknologi informasi pada industri konstruksi telah mendorong penerapan Building Information Modeling (BIM) sebagai metode yang mampu meningkatkan efisiensi, akurasi, dan integrasi data dalam pelaksanaan proyek konstruksi. Salah satu implementasi BIM adalah BIM 5D yang mengintegrasikan model tiga dimensi dengan informasi kuantitas pekerjaan, estimasi biaya, dan penjadwalan proyek. Penelitian ini bertujuan untuk memodelkan struktur gedung menggunakan Autodesk Revit, menghasilkan Quantity Take-Off (QTO) dan estimasi biaya berbasis BIM 5D, serta membandingkan hasilnya dengan metode konvensional. Penelitian ini menggunakan metode deskriptif komparatif dengan pendekatan kuantitatif. Pemodelan dilakukan menggunakan Autodesk Revit 2023 pada tingkat Level of Development (LOD) 300 dengan ruang lingkup pekerjaan struktur yang meliputi pile cap, kolom, dan balok. Data kuantitas diperoleh melalui fitur Schedule/Quantities dan diintegrasikan dengan Microsoft Excel menggunakan Dynamo Player untuk menghasilkan estimasi biaya. Selanjutnya dilakukan perbandingan terhadap metode konvensional berdasarkan volume pekerjaan, estimasi biaya, dan efisiensi penyusunan Rencana Anggaran Biaya (RAB). Hasil penelitian menunjukkan bahwa model BIM menghasilkan total volume beton sebesar 342,73 m³ dan total berat tulangan sebesar 90.069,31 kg. Estimasi biaya pekerjaan struktur menggunakan BIM 5D sebesar Rp1.666.803.316,56, sedangkan metode konvensional sebesar Rp1.641.001.750,61, sehingga diperoleh deviasi biaya sebesar 1,57%. Deviasi volume terjadi pada pekerjaan beton pile cap sebesar 38,17%, beton kolom sebesar -12,55%, beton balok sebesar 30,70%, dan tulangan sebesar -10,12%. Perbedaan tersebut dipengaruhi oleh tingkat kedetailan pemodelan, metode perhitungan kuantitas, dan asumsi metode konvensional. Penerapan BIM 5D mampu menghasilkan informasi volume dan estimasi biaya yang lebih terintegrasi, mempercepat proses Quantity Take-Off, mempermudah pembaruan data apabila terjadi perubahan desain, serta mengurangi potensi kesalahan akibat perhitungan manual. Dengan demikian, BIM 5D dapat menjadi alternatif yang efektif dalam mendukung penyusunan RAB pekerjaan struktur gedung.

The development of information technology in the construction industry has encouraged the implementation of Building Information Modeling (BIM) as a method to improve efficiency, accuracy, and data integration in construction project execution. One of the applications of BIM is 5D BIM, which integrates three-dimensional models with quantity take-off, cost estimation, and project scheduling information. This study aims to develop a 3D structural model using Autodesk Revit, generate a Quantity Take-Off (QTO) and 5D BIM-based cost estimation, and compare the results with the conventional method. This study employed a descriptive-comparative method with a quantitative approach. The structural model was developed using Autodesk Revit 2023 at Level of Development (LOD) 300, covering pile caps, columns, and beams. Quantity data were obtained through the Schedule/Quantities feature and integrated with Microsoft Excel using Dynamo Player to produce the cost estimation. Furthermore, a comparison was conducted between the BIM-based and conventional methods in terms of work quantities, cost estimation, and the efficiency of preparing the Bill of Quantities (BOQ). The results showed that the BIM model generated a total concrete volume of 342.73 m³ and a total reinforcement weight of 90,069.31 kg. The estimated structural work cost using 5D BIM was IDR 1,666,803,316.56, while the conventional method resulted in IDR 1,641,001,750.61, indicating a cost deviation of 1.57%. Volume deviations were identified in pile caps (38.17%), columns (−12.55%), beams (30.70%), and reinforcement (−10.12%). These differences were influenced by the level of modeling detail, quantity calculation methods, and assumptions adopted in the conventional approach. The implementation of 5D BIM provides more integrated quantity and cost information, accelerates the Quantity Take-Off process, facilitates data updates when design changes occur, and reduces potential errors associated with manual calculations. Therefore, 5D BIM can serve as an effective alternative for supporting the preparation of cost estimates for structural works.
