Abstract

Penyusunan dan pengendalian jadwal menjadi faktor penentu dalam menjaga
keberhasilan sekaligus efisiensi pelaksanaan proyek konstruksi, khususnya untuk meredam
risiko keterlambatan yang kerap muncul akibat ketidakpastian lamanya pekerjaan di lapangan.
Molornya penyelesaian proyek bukan saja menambah beban biaya, tetapi juga menggerus
kepercayaan pengguna jasa, sehingga ketepatan dalam memilih metode penjadwalan menjadi
sangat menentukan. Penelitian ini bermaksud mengkaji penjadwalan pekerjaan struktur pada
pembangunan Gedung Tower C di salah satu Perguruan Tinggi Negeri (PTN) di Surabaya
dengan mengadu dua metode manajemen waktu, yakni Critical Path Method (CPM) dan
Program Evaluation and Review Technique (PERT). Data yang dipakai merupakan data
sekunder berupa gambar kerja (shop drawing) dan Rencana Anggaran Biaya (RAB) proyek,
yang kemudian diolah untuk membentuk jaringan kerja, menetapkan lintasan kritis, serta
menghitung durasi dan probabilitas penyelesaian proyek. Dari hasil analisis, metode CPM
memberikan durasi total pelaksanaan selama 335 hari dengan probabilitas penyelesaian
75,00%, sementara metode PERT yang memperhitungkan taksiran waktu optimis, paling
mungkin, dan pesimis menghasilkan durasi 360 hari dengan probabilitas keberhasilan yang jauh
lebih tinggi, yaitu 99,96%. Penelitian ini turut mengenali komponen pekerjaan yang berada di
lintasan kritis, meliputi pekerjaan sloof, kolom struktur dan kolom praktis, balok, serta pelat
lantai. Temuan ini menegaskan bahwa metode PERT menyajikan taksiran waktu yang lebih
realistis dan dapat diandalkan dibanding CPM sebagai landasan pengendalian jadwal proyek
konstruksi.

Planning and scheduling control are crucial aspects in ensuring the success and efficiency of
construction project execution, particularly to minimize the risk of delays that frequently occur
due to uncertainties in field work durations. This study aimed to analyze the scheduling of
structural works for the construction project of Tower C of PTN (State University) in Surabaya
by comparing two-time management methods: the Critical Path Method (CPM) and the
Program Evaluation and Review Technique (PERT). The research data utilized included
secondary dataconsisting of shop drawings and the project's Bill of Quantities (RAB).
Based on the analysis conducted, the application of the CPM method resulted in a total project
execution duration of 335 days with a 75.00% probability of completion, while the use of the
PERT method—which incorporates optimistic, most likely, and pessimistic time estimates—
resulted in a project duration of 360 days with a significantly higher completion probability of
99.96%. This study also successfully identified the work components located on the critical
path, which include the sloop (grade beam) work, structural and practical column work, beam
work, and floor slab work.
